Ladera Ranch Real Estate: Masterplan Community
The Ladera Ranch Real Estate community is a planned housing development with census designation. It is situated in the southern portion of Orange County in close proximity to the San Juan Capistro, Mission Viejo, and Rancho Santa Margarita city limits. It is right along the Crown Valley and Antonio Parkways.
A number of the locals use the nickname "Stepford" for the community. The construction for Ladera Ranch started in 1999. The land used for it came from a property owned by the Avery, Moiso, and O'Neille families. It was known as the Rancho Mission Viejo cattle ranch and spanned 23,000 acres. It was the most expansive working ranch at Orange County at the time of the community construction.
The Chaparral Elementary School grounds feature a genuine El Camino Real Bell. It was a gift from the Kruse family to serve as a reminder of the history of Ladera Ranch. Ladera Ranch real estate has a few distinct characteristics that make it distinguishable from other planned communities of a similar nature. One of the most prominent unique features of Ladera is the large number of traffic speed-reducing measures. For example, it is not unusual to find roundabouts on less frequented intersections.
Most of the residential streets in Ladera Ranch are narrow with landscaped street medians. A number of the two-lane collector streets also feature these medians including the Crown Valley, O'Neill, and Sienna Parkways. Ladera Ranch has two different kinds of areas: neighborhoods and villages. The community features more than 90 neighborhoods, each of which was designed by a different builder. Within each village, there are at least ten neighborhoods. Ladera has a total of nine villages: Avendale, Bridgepark, Covenant, Echo Ridge, Flintridge, Oak Knoll, Terramor, Township, and Wycliffe. Covenant Hills is the only gated community within Ladera Ranch. It is not open to the general public. Residents must present an access card each time they enter.
Five of the nine Ladera villages offer clubhouses. Each clubhouse has a specific architecture style that mirrors the one that is featured throughout that particular village. Each village also contains a variety of parks, playgrounds, pools, and open areas.
In addition to the clubhouses and other outdoor features of each village, Ladera Ranch real estate features a private access water park and skate park, dog park, Mercantile East Shopping Center shopping district, 18 general community parks, half a dozen smaller neighborhood pools or "plunges", numerous green belts or "pocket parks", and many miles of hiking trails. The trails stretch from the Vista Toscana estate in the Covenant Hills village to the Doheny Beach.
